Winders St Residence

This 365 m² family crib presented a unique set of challenges after the owner's original contractor was terminated during New Zealand's second COVID-19 lockdown. Constructive Consultants was engaged to help stabilise the project, retender the remaining works, and provide both Project Management and Quantity Surveying services to guide the development through to successful completion.

Working closely with the client, we negotiated and secured a new contract with Christie Brothers Building, whose expertise and collaborative approach proved instrumental in delivering the project during a particularly challenging period for the construction industry. Despite the uncertainty and supply chain pressures caused by the pandemic, careful planning, clear communication, and proactive cost management ensured the project continued to move forward efficiently.

Designed by Mason & Wales Architects, the home combines thoughtful architectural design with high-quality craftsmanship, creating a warm and timeless retreat tailored for family living. The project required close coordination between consultants, trades, and suppliers to maintain programme certainty while managing evolving market conditions and material availability.

Constructive Consultants oversaw all aspects of project delivery, including procurement, contract administration, cost control, programme management, and stakeholder coordination. Through strong teamwork and disciplined project management, the build was successfully completed on time and within budget.

The finished result is a beautifully executed home that reflects both the quality of the design and the resilience of the team involved in bringing the project to life under demanding circumstances.
