This boutique four-townhouse development was constructed on a challenging 842 m² steeply sloping site in central Wānaka, requiring careful planning, innovative design solutions, and detailed project coordination from the outset. Constructive Consultants was engaged as the lead development consultant, providing comprehensive development advice, Quantity Surveying services, and full Project Management throughout the project lifecycle.
Working closely with 360 Architecture, we assisted in developing a commercially viable scheme that maximised the potential of the site while responding sensitively to the surrounding urban environment and the complexities of the terrain. Early-stage feasibility analysis and cost planning were undertaken to ensure the project remained financially achievable while maintaining the desired design quality and development outcomes.
As lead consultant, Constructive Consultants coordinated and managed the wider consultant team through all stages of the planning and approval process. This included successfully guiding the project through a non-notified resource consent process, obtaining building consent, and managing engineering authority approvals. Careful stakeholder coordination and proactive management were essential to maintaining programme certainty and avoiding delays during the approval stages.
Following completion of the documentation and approvals, we negotiated a construction contract with Christie Brothers Building that aligned with the project budget and delivery objectives. Through disciplined cost control, programme management, and ongoing collaboration with the contractor and consultants, the development was successfully delivered and completed in late 2023.
Designed by 360 Architecture, the finished development delivers four high-quality contemporary townhouses that respond elegantly to the site's steep topography while providing functional and modern living spaces in a sought-after central Wānaka location. The project stands as a strong example of successful collaboration between developer, consultants, and contractor to achieve an outstanding outcome on a technically demanding site.
