A fast-tracked and highly collaborative winery and barrel hall facility, delivered operational in March 2019 in time for the grape harvest with no alternative processing facility available.

Constructive Consultants provided full Project Management and Quantity Surveying services for the delivery of the new Prophets Rock Winery and Barrel Hall facility, a fast-tracked and highly collaborative project delivered under extremely challenging programme constraints.

In June 2018, we received the brief to deliver a fully operational winery facility in time for the March 2019 grape harvest. With no alternative processing facility available to the client, the programme was absolutely critical. The winery needed to be operational for vintage processing without delay. This created a compressed design and construction timeframe that required innovative thinking, early contractor involvement, and a highly collaborative project approach from day one.

To meet the demanding programme, Constructive Consultants assembled and coordinated a collaborative project team early in the process, including designers, engineers, specialist suppliers, and contractor C Lund & Son. Recognising the urgency of the build, we negotiated a rates-based early commencement contract that allowed construction works to begin before the final design documentation was completed. This procurement strategy provided flexibility while maintaining momentum and cost visibility during the evolving design phase.

A key component of the project's success was the early procurement of critical long-lead items and trades, including structural steel and precast concrete panels, ahead of final design completion. This proactive approach minimised supply risks and ensured the construction programme could proceed without interruption despite the compressed timeframe.

Constructive Consultants also coordinated a staged building consent process, allowing enabling works and early construction activities to commence while the balance of the detailed design and pricing negotiations continued in parallel. Through disciplined programme management, close stakeholder coordination, and rapid decision-making, the project team maintained exceptional momentum throughout the construction period.

Despite the complexity and programme pressures, the winery facility was successfully completed and fully operational in March 2019 in time for grape processing and the annual harvest. The remaining project works, including final fit-out and ancillary areas, were completed later in 2019.

The finished facility delivers a highly functional and architecturally refined winery and barrel hall that supports Prophets Rock's premium wine production operations while reflecting the quality and craftsmanship associated with the brand. The project stands as a strong example of how innovation, collaboration, and strategic procurement can successfully deliver complex projects under critical time constraints.
