Constructive Consultants provided full Project Management services for the civil and infrastructure package associated with this substantial luxury residential development on behalf of offshore-based clients. Acting as the client's local representative, we coordinated all aspects of the enabling and infrastructure works, ensuring the site was fully prepared for the construction of the main residence while managing programme, budget, quality, and stakeholder communication throughout the process.

The project involved significant earthworks, including a large-scale cut-to-fill operation exceeding 6,000 m². Careful planning and management were required to address site access, material handling, environmental considerations, and ground stability while maintaining efficient progress across the programme.

In addition to the earthworks, Constructive Consultants managed the delivery of extensive supporting infrastructure works, including the construction of substantial stone retaining walls and the installation of key utility services. These works incorporated potable water supply systems, on-site sewerage infrastructure, electrical reticulation, and telecommunications services, all designed and coordinated to support the future operation of the residence to a high standard.

Given the offshore location of the owners, clear reporting, proactive decision-making, and strong consultant and contractor coordination were essential to maintaining confidence and momentum throughout the project. Constructive Consultants oversaw procurement, contract administration, programme management, and quality assurance, ensuring all works were completed efficiently and in accordance with the project objectives.

The successful completion of the civil and infrastructure package established a robust foundation for the wider residential development, transforming a challenging site into a fully serviced platform ready for construction of the luxury home.
