Project Managers for a technically challenging residential development with exceptionally poor ground conditions, with an engineered gravel raft solution turning a high-risk site into a clean, dry, fully engineered building platform.

Constructive Consultants were engaged as Project Managers for this technically challenging residential development, working closely with Structural Engineers BMC and Geotechnical Engineers Geosolve to address exceptionally poor ground conditions identified across the site. Early geotechnical investigations confirmed that the natural soil profile was unsuitable for conventional foundation construction, requiring a carefully considered engineering and cost-driven solution to enable the project to proceed successfully.
Given the complexity of the conditions, Constructive Consultants led a detailed cost analysis and options review in collaboration with the geotechnical and engineering teams. Following this assessment, it was determined that the most effective and efficient solution was the installation of an engineered gravel raft system to stabilise the building platform and mitigate ongoing settlement risks.
The remediation works involved the excavation and removal of over 900 m³ of unsuitable material, requiring careful staging, material management, and site coordination to maintain programme efficiency. Following excavation, a multi-layered gravel raft system was installed, incorporating a series of engineered geotextile membranes and carefully graded aggregate layers designed to distribute structural loads and improve overall ground performance.
In addition, a comprehensive subsoil drainage system was installed to ensure long-term moisture control and site stability, significantly improving the buildability of the site and reducing future maintenance and performance risks.
Through close coordination between consultants, contractors, and specialists, Constructive Consultants ensured the works were delivered efficiently and to a high standard, transforming a complex and high-risk site into a fully engineered and reliable building platform.
As a result of this carefully managed remediation strategy, the successful building contractor was able to commence construction on a clean, dry, and fully engineered site, providing a stable foundation for the delivery of the proposed structure and significantly reducing construction risk moving forward.
