Project Management and Quantity Surveying for the comprehensive redevelopment and modernisation of the entire 100-room Edgewater Resort complex, including bars, restaurants and guest facilities, delivered with the resort fully operational.

Constructive Consultants have been engaged as Project Managers and Quantity Surveyors for the comprehensive redevelopment and modernisation of the entire 100-room Edgewater Resort complex, including its bars, restaurants, and guest facilities. This large-scale staged upgrade programme has been carefully planned for delivery over a four-year period to allow the resort to remain operational while significant construction and refurbishment works are undertaken.
Now entering the third year of the programme, Stage 3 construction is underway while planning and procurement for Stage 4 are progressing concurrently. The project has required detailed coordination between the client, consultants, contractors, and resort operations team to minimise disruption to guests while maintaining programme certainty and budget control across each stage of works.
The upgrade programme involves extensive refurbishment and reconfiguration works throughout the resort, including the redevelopment of bathrooms and kitchens, full interior modernisation, and significant improvements to building compliance. Critical upgrades have also included enhancing fire protection systems, improving acoustic performance between accommodation units, and upgrading means of egress to meet current Building Code requirements and modern hospitality standards.
As construction progressed, complex challenges were uncovered, including unforeseen ground condition issues and deficiencies in existing building construction, ratings, and compliance. Constructive Consultants played a key role in managing these issues through proactive problem-solving, cost control, consultant coordination, and programme management to ensure the project continued to progress effectively despite the evolving scope and technical complexities.
Working collaboratively with Breen Construction and Mason & Wales Architects, Constructive Consultants has overseen all aspects of project delivery, including budgeting, procurement, staging strategy, contract administration, risk management, and stakeholder coordination.
The result is a carefully managed transformation of one of the region's most recognised accommodation destinations, delivering a significantly enhanced guest experience while future-proofing the resort for ongoing operation and compliance.
